Questions About Commercial Real Estate? We Have The Answers ...

1 July 2012

When you interview a representative of a prospective real estate brokerage, ask how the company attains most of its profits. An honest broker, of course, will be open to discussing how their money was made. Don?t hire a broker if he can?t adequately explain how helping you with the transaction will benefit his firm. If you don?t understand how the company benefits from transactions, ask questions to clarify the issue.

Know that the size of a property is important when you?re looking for a spot for a business that?s permanent. You want to invest into commercial property that has the potential to grow so that you don?t have to shop for you business again a few years down the line.

Read the fine print about your real estate agent. Keep an eye out for dual agencies. Your real estate agency will represent each side of the transaction. In other words, an agency simultaneously provides services to both the landlord and tenant. Dual agency must be disclosed by both parties and they need to agree to it.

Secure the proper financing prior to hunting for property to buy. Don?t make the mistake of thinking that commercial lending is the same as residential lending. In some ways, they are better. To acquire a commercial loan, you will likely have to cough up considerably more of a down payment. On the other hand, you won?t be liable personally if the loan falls through. Furthermore, these loans are more lenient if you want to acquire part of the down payment from a family member, friend or acquaintance.

Commercial property can make you rich if you know what you are doing. You need to not only front a substantial down payment, but have the time and patience to see your investment through to the end, as well. This article should provide you with some tips and tricks that will help you succeed in commercial real estate.

Talkin' 'Bout Tablets: Scratching the Surface, Needing the Nexus 7

Well it was a news-filled week last week, what with Google I/O going on, and the buzz about all the announcements made there still hasn't died down. Tongues have been wagging here in the Linux blogosphere as well, but one little tidbit has drawn particular attention. That's the Android-powered Nexus 7, specifically, the prospect of which has more than a few geeks drooling with abandon.

GOP: Voters will have final say on health care law

WASHINGTON (AP) ? Republican congressional leaders said Sunday that voters ? not the Supreme Court ? will have the final word on President Barack Obama's health care law come November. And they are betting that the law's unpopularity will be enough to drive Democrats from power.

The White House's response? Bring it on.

"We've got one last chance here to beat Obamacare, and we can do that in the November election," said Senate Minority Leader Mitch McConnell, calling the law the "single worst piece of legislation" passed in modern times.

White House chief of staff Jack Lew countered that he believes most Americans want to put the health care debate to rest.

"I actually think the American people want us to focus on the economy, on creating jobs and moving forward," said Lew.

Republicans and Democrats have been wrangling for the upper hand in the health care debate since last week's Supreme Court ruling upholding the law's mandate that individuals buy health insurance or face a penalty. Chief Justice John Roberts, a conservative, provided the pivotal vote in that decision by ruling that the penalty was legal under the government's taxing authority.

While technically handing a political victory to Obama, Roberts' ruling invigorated Republicans eager to cast the law as a new tax.

"The American people do not want to go down this path," said House Majority Leader John Boehner, R-Ohio. "They do not want the government telling them what kind of insurance policy they have to buy, and how much they have to pay for it, and if you don't like it we're going to tax you."

Democrats refute the characterization of the law. Lew said the mandate would impact only 1 percent of Americans ? those who can afford health insurance but refuse to buy it.

"This is a penalty on free riders," said Sen. Chuck Schumer, D-N.Y.

Yet public opposition to the health care law remains high. Forty-seven percent of respondents in a recent Associated Press-GfK poll said they oppose the law while 33 percent said they support it.

However, much of the polling does find strong support for individual elements, like allowing young adults to remain on their parents' plan to age 26. Some Democrats see that as an opening to reframe the debate.

Republicans say they believe last week's ruling by the high court gives them fresh ammunition to attack Obama ? and the Democrats who support him ? in the upcoming election because of the health care bill's connection to jobs. The GOP says the law puts onerous mandates on industry that could stifle job creation.

"I think it's intertwined with the economy, and I think it's an example where Washington doesn't get it," said Sen. Tom Coburn, R-Okla., of the health care bill.

House Minority Leader Nancy Pelosi said Sunday that Republicans, including Mitt Romney, are "being the mouthpiece of the health care industry" and that the bill will actually improve the economy.

"The costs were unsustainable," she said of the current health care system. "It's a competitiveness issue for business and for our economy. So we had to (come) to a place where we lowered costs to all concerned, and that we again take it down a path where we continue to lower costs."

If given control of the Senate next year, McConnell said he would support using budget reconciliation rules to repeal the health care law. Doing so would prohibit Senate filibusters and require only 51 votes to succeed. In 2010, Republicans lambasted Democrats for relying on these rules to pass the health care bill, calling their tactics unusual and hyperpartisan.

McConnell said he'll do whatever it takes to repeal the law.

"I'm confident they're going to give us the votes to repeal it," he said of the American public.

The House is scheduled to vote to overturn the law on July 9. The vote will largely be symbolic since the Democrats control the Senate. But it will put lawmakers on record for the upcoming political campaign.

McConnell and Lew spoke on "Fox News Sunday." Boehner, Schumer and Coburn spoke on CBS' "Face the Nation." Pelosi spoke on NBC's "Meet the Press."

VidCon attracts online video makers and their fans

A long line of teenagers has formed inside a cavernous convention center.

They're waiting to nab an autograph from Rebecca Black, the girl who achieved infamy with her nasally music video "Friday." Over in the lobby, folks are sticking out their smartphones to capture a photo of Yogi the Welsh corgi, a dog who accidentally set a kitchen on fire, while others have surrounded a seated Paul "Bear" Vasquez, the man who unabashedly gushed over the sight of a double rainbow.

It's the third annual VidCon, a gathering of online video creators, viral video stars and the people who click "like" on them. The circus atmosphere is the ultimate physical manifestation of activities usually reserved for the privacy of one's lap or hand.

The event outgrew its previous digs at a Los Angeles hotel and has moved south to a convention center in the land of Disney's Magic Kingdom, but the astronomical audiences these online celebrities are attracting and the real money they're making are far from fantasy.

The event's organizers, John and Hank Green, known online as the Vlogbrothers, launched VidCon three years ago to unite video bloggers in space and time. This year's VidCon, which kicked off Thursday and continues through Sunday, is sponsored by the likes of Disney Interactive Media Group, the online video studios Maker and Revision3, and, of course, Google Inc.-owned YouTube.

"It's a great opportunity to meet people who have the same passion as you, even if they make videos that are completely different than yours," says 19-year-old Justin Stuart of Colorado Springs, Co. Stuart's simplistically silly video of himself and friends falling down in public places has amassed more than 1.7 million views on his "JStuStudios" channel on YouTube.

VidCon organizers say attendance at this year's sold-out event at the Anaheim Convention Center is more than double last year's turnout, attracting 6,000 mostly teenaged attendees, many of whom were accompanied by their parents, compared to last year's 3,600 con-goers.

The expanded offerings at this weekend's VidCon include more panels, an open-mic room for budding musicians and an expo floor with exhibitors showing off the latest in gadgets and software as attendees excitedly swap Twitter names, Facebook pages and YouTube channels.

On Friday morning, thousands of so-called YouTubers filled the convention center's arena to watch online video celebs like Nick Pitera, Rootberry and Henry Reich sing mash-ups, swallow swords and animate physics lessons before breaking off to attend panels with titles like "Don't Forget About Audio," "YouTube and the 2012 Election," and "So You Want to be a Vlogger? Now What?"

While the mood at VidCon is mostly jovial, the more serious minded in attendance recognize a change is afoot for their beloved realm. The lines are blurring between what's considered online video, and the entertainment industry is angling for more influence over the medium than ever before.

"We're seeing a trend of Hollywood coming in," said Benny Fine, who with his brother produces a series called "Kids React" that features children dishing on current events. "It's time to get ready to show that we have the audience and the abilities they do because, even if we have hundreds of millions of views, we're still going to be looked at differently."

Fine says there are three basic ways YouTubers can make money nowadays: through traditional advertising like pop-up ads and commercials, merchandising content with stuff like apparel and music, and forging sponsorships similar to the bacon-themed deals that the meat-loving cooking show "Epic Meal Time" has struck with several companies.

Shishir Mehrotra, YouTube's vice president of product management, announced Thursday at VidCon that the company is rolling out a new platform to directly connect its "partners," a group of uploaders with whom YouTube shares advertising revenue, with marketers looking to glom onto their online audience. The company says it pays millions to its "partners" each year, and thousands of YouTube channels generate six figures a year.

With all that money to be made, many VidCon attendees just want to know how they can procure a piece of it when the marketplace is becoming more crowded than the line to meet the girl who sang "Friday." Ze Frank, an artist regarded as the grandfather of vlogging, told the crowd that the answer lies within.

"Think about designing for one ? just you," said Frank. "Ultimately, if you do become successful and have lots of followers and fame, you'll still be left with the challenge, 'How do I make things that I want to make?'"

Federer avoids upset, Djokovic, Sharapova march on

Roger Federer kept his dreams of equalling Pete Sampras's record of seven Wimbledon titles narrowly alive on Friday as top seeds Novak Djokovic and Maria Sharapova also reached the last 16.

Six-time champion Federer survived a huge scare, coming within just two points of crashing to his worst Wimbledon defeat in 10 years before battling from two sets down to beat French 29th seed Julien Benneteau.

Federer clinched an eighth career fightback from two sets in arrears to win 4-6, 6-7 (3/7), 6-2, 7-6 (8/6), 6-1 and will face unseeded Belgian Xavier Malisse for a place in the quarter-finals.

The Swiss star, who won the last of his record 16 Grand Slam titles at the 2010 Australian Open, was staring at his earliest defeat at the All England Club since a shock first round exit to Mario Ancic in 2002.

But after being two points away from joining Rafael Nadal on the Wimbledon scrapheap in the 12th game of the fourth set, Federer raced through the decider as Benneteau wilted and twice needed treatment by the trainer.

"It was a tight match and maybe I had a bit of luck on my side," said Federer, who had also come back from two sets to love down to beat Juan Martin del Potro at the French Open quarter-finals this year.

"It was tough and brutal. I fought until the end to stay alive."

Defending champion Djokovic avoided another Czech Republic Centre Court ambush with a 4-6, 6-2, 6-2, 6-2 win over veteran Radek Stepanek.

Djokovic, like Federer, playing under the roof on the same court where Rafael Nadal had been stunned by world 100 Czech Lukas Rosol on Thursday, overcame dropping his first set of the tournament to see off 33-year-old Stepanek.

The Serb goes on to play compatriot Victor Troicki, who put out Argentine 15th seed Juan Monaco 7-5, 7-5, 6-3, for a place in the quarter-finals.

"I had break points in the first set but he came up with the big serves. It was a tough match, but I played really well in the second, third and fourth sets," said Djokovic.

French 18th seed Richard Gasquet, a semi-finalist in 2007, beat 12th seed Nicolas Almagro 6-3, 6-4, 6-4 to claim a first win over the Spaniard in four meetings.

He will tackle German 31st seed Florian Mayer who edged Polish qualifier Jerzy Janowicz 7-6 (7/5), 3-6, 2-6, 6-3, 7-5.

Xavier Malisse of Belgium, who reached the last four in 2002, defeated Spanish 17th seed Fernando Verdasco 1-6, 7-6 (7/5), 6-1, 4-6, 6-3 to set up a date with Federer.

Denis Istomin became the first Uzbek to make the last 16 when he defeated Alejandro Falla of Colombia 6-3, 6-4, 3-6, 7-6 (7/5).

He will face Russian 26th seed Mikhail Youzhny who saw off Serb eighth seed Janko Tipsarevic 6-3, 6-4, 3-6, 6-3.

Women's top seed Sharapova cruised to a 6-1, 6-4 victory over Taiwain's Hsieh Su-Wei as the world number one set up a Wimbledon rematch with Sabine Lisicki.

Sharapova breezed past world number 63 Hsieh despite some serious issues with her serve in the windy conditions on Court One.

The French Open champion's reward for a typically gritty display is a last 16 meeting with German 15th seed Lisicki in a repeat of last year's Wimbledon semi-final clash which the Russian won in straight sets.

"Playing Lisicki will be a tough one. She obviously did really well here last year. She's a good grass-court player and I look forward to it," said the Russian.

Former world number one Kim Clijsters, a semi-finalist in 2003 and 2006 and playing her last Wimbledon before retirement, reached the last 16 when Russian Vera Zvonareva quit with breathing problems.

Twelfth seed Zvonareva, the 2010 runner-up to Serena Williams, was trailing 6-3, 4-3 at the time.

Clijsters goes on to face German eighth seed Angelique Kerber who reached the last 16 for the first time with a 6-2, 6-3 win over American 28th seed Christina McHale.

    Polish third seed Agnieszka Radwanska, a quarter-finalist in 2008 amd 2009, crushed Britain's Heather Watson 6-0, 6-2.

Radswanska next faces Italian qualifier Camila Giorgi who defied her lowly 145 world ranking to shock 20th seed Nadia Petrova 6-3, 7-6 (8/6).

Chinese 30th seed Peng Shuai made the fourth round for the second successive year with a 6-1, 6-2 win over Dutchwoman Arantxa Rus and will face Russia's Maria Kirilenko
