Japan?s Ryosuke Irie is looking forward to the London Olympics for an opportunity to avenge his loss to American Ryan Lochte in the men?s 200 metre backstroke last year.

At the world championships in Shanghai, Irie had to be satisfied with the silver medal behind Lochte, who clocked one minute 52.96 seconds to win the gold.

On Saturday at the Japan Open swimming championships, he was faster than Lochte at the 100m point before slowing down in the last 50m to win in 1:54.80, beating Kazuki Watanabe into second.

?I was finally able to set a new national lap time at the 100-metre mark. I swam very well until the 150-metre mark. I tried to spurt in the last 50 metres, but I couldn?t,? said Irie, 22.

?I think I proved that I improved a lot. I?m really looking forward to the future.

?If I?m slower than Lochte in the first half of the race, I?ll be beaten. So I must take the lead at the 100-metre mark. I want to race at my pace, not his,? added Irie, who also won the bronze in the 100m at the world championships.

HBT: Expanded replay would correct all bad calls

The new Collective Bargaining Agreement is supposed to include expanded use of instant replay. It wasn?t able to be implemented for 2012, however, because no one was clear on how the logistics would work. Jayson Stark was on ESPN Radio this morning, however, and he says that the league, the union and the umps have an idea in the works that could go online in 2013. Via Business Insider:

• A group of umpires will watch games from a central location
• On plays that are ?clearly wrong? the group would then signal the umpires at the game and let them know there is an obvious call that needs to be changed

As has been previously reported, the expanded replay would be used for home runs, boundary calls and catches vs. traps, initially. After that, Stark said, it could be opened up to ?all sorts of calls,? assuming the kinks were worked out as applied to limited calls.

The new wrinkle here is the umpires at a ?central location.? While this is not quite what I envisioned ? I like the idea of a fifth ump on every crew, stationed in a booth at the game ? it is preferable to any challenge system or a system like the one we have now in which home run calls are reviewed via the umps leaving the field for a few moments.

The benefit to what Stark is describing: the idea that someone can just call in and overrule something if it?s simply a bad call as opposed to integrating replay into game strategy like football does. There is also a speed enhancement keeping the umps on the field. For the league: the benefit of not having to hire 15 new umpires to man the current crews.

The downside: depending on how many umps are at this ?central location,? is it not possible that calls could be missed or that reviews could take longer? There are sometimes 15 games going on at once. What if there are multiple obviously wrong calls at once? It also seems that a disembodied voice from HQ overruling calls could lead to some resentment and ultimately problems between the field umps and the replay umps. ?If you had a replay ump at each park, as part of the regular umpiring crew, even rotating through on-field assignments like umps on a crew do now, there is an instant parity and respect between roles.

But let?s not make the perfect the enemy of the good. If MLB is going to go with a replay regime that (a) involves eyes in the sky making common sense reversals of bad on-field calls; that (b) could eventually be expanded into ?all sorts of calls,? that?s progress of a major kind.

Former Indiana coach Watson dead at 88

BLOOMINGTON, Ind. (AP) -- Former Indiana coach and player Lou Watson has died at the age of 88.

Scott Funeral Home in Jeffersonville, where Watson will be buried, said he died Thursday in Fairfax, Va.

Watson played for the Hoosiers from 1947-50, becoming its leading scorer at the time, and was first-team All-Big Ten in 1950. He was Indiana's head coach from 1966-71, guiding the Hoosiers to a Big Ten co-championship in 1967, and finishing with a 62-60 record. He became a special assistant to the athletic director in 1971, when Indiana hired Bob Knight as coach.

Watson retired in 1987.

CSU offers new scholarship for injured military veterans ( Denver Post )

?A new scholarship at Colorado State University will help military veterans who have been injured while serving their country succeed in the classroom and in their new lives.

The New Start Repp Distinguished Veterans Fund was established from a $250,000 gift from Dennis Repp, a California industrialist who is a veteran himself and a 50-year CSU alumnus.

The fund will provide direct support, including adaptive devices if needed, for personal and educational use and guidance for 10 to 12 veterans each year.

The scholarship builds on the work already done by CSU's New Start Program, which has developed services and support for injured veterans who served in the military in Operation Enduring Freedom, Operation Iraqi Freedom and in other operations around the globe.

"This is one small way of making things better fro those who have served us," Repp said. "These people. on their own, have gotten into CSU, and the New Start program is an opportunity to provide assistance to them while they're getting their degrees. This is one more tool CSU has to serve veterans, and there is no group more deserving."

The New Start Program is located in CSU's nationally ranked Department of Occupational Therapy in the College of Applied Human Sciences. New Start is an extension of the Center for Community Partnership's nearly 30 years of national recognized outreach for designing, implementing and evaluating campus-and-community-based services, CSU official say.

Those services include helping people with brain injury, physical trauma or other life-altering trauma to graduate and get employed.

There are nearly 900 student veterans at CSU, which was cited by G.I Jobs magazine in 2011 as one of the country's top military-friendly schools based on recruitment and retention of student veterans and services offered through the university.

Parents, are you finding it difficult for your high school kids to get summer jobs? You are not alone. Thanks to the Barack Obama job recovery we can add two more records to his list of accomplishments, the young workers are getting squeezed out of the market because positions are being filled by older workers. Making matters worse, the elderly cannot afford to retire. As reported at the Washington Times, according to the National Center for Education Statistics the high school job market has hit its lowest level in 20 years. The jobs once held by young high school kids are now being taken by those older than them who have been forced to take lesser positions thanks to the so-called Obama job recovery. A meager 16% of high school age kids are now employed as opposed to 32% in 1990.

The American job market is no place for students as the number of employed high schoolers has hit its lowest level in more than 20 years, according to new figures from the National Center for Education Statistics.

In 1990, 32 percent of high school students held jobs, versus just 16 percent now. Blame their elders.

Sectors that traditionally have offered teens their first paying gig ? fast-food chains, movie theaters, malls and big-box retailers ? have now become the last resorts for out-of-work college graduates or older Americans forced back into the labor force out of sheer financial necessity. The resulting squeeze has left students on the outside looking in.

No one need look no further than the McJobless. Our American youth used to be able to get a job at McDonald?s after school and learn what it means to be responsible, show up for work and get paid for a days work. Not under Barack Obama. Businesses that used to predominately hire the HS kids now can hire older and more experienced workers at the same pay.

Local McDonald?s managers, for example, are no longer forced to accept young workers who can show up after class. They now have the option to hire older employees with more experience and, in many cases, much more education.

?They think, ?I can hire this old guy instead. He already knows how to work, so we don?t need to teach him.??

But wait, it gets worse if that is possible. Not only are young workers at an all-time low, those individuals working who are 65 years and older are at an all-time high. They simply cannot afford to retire. As reported at the NY Times, But that may have worsened the employment prospects for younger workers. Ya think?

Labor Department figures indicate that the percentage of workers over the traditional retirement age of 65 is at a record high. But, the figures show, job totals fell sharply for men under 55 during the recession and have only started to recover, while the proportion of women ages 25 to 54 with jobs also slid and is close to the lowest level of the last two decades.

?The fact of the matter is that this aging-but-not-yet-aged segment of the baby boomer class can?t afford to retire,? said David A. Rosenberg, the chief economist of Gluskin Sheff, a Canadian firm, noting that overall household net worth was 15 percent lower than at the prerecession peak. ?Dreams of the 5,000-square-foot McMansion being a viable retirement asset.

So why is any one voting for Barack Obama again? Any one who actually thinks that Obama has any coherent economic jobs growth plan is delusional. ?There is always risk in the stock and bond markets. Risk is the source of returns. The greater the risk, the higher the expected return.?

I will discuss today the many hazards that can occur before we hang our hat and decide to retire.

Honey I?m retired

For many of us, retirement does not start the day after our retirement party. We gradually reduce the work portion of our life and replace it with more of the leisure portion. We may leave our last nine to five job and start our own business, working part-time or on a contractual basis. The next thing you realize is that you actually have started your retirement. This situation provides a nice transition, but has to be managed with solid planning.

The more common situation is a loss of employment, or reduced employment, and the unpredictable nature of it is harder to manage. How can we prepare for this? We need to bridge the period between this forced retirement and the actual planned retirement age.

We need to ensure we won?t suffer devastating investment losses by investing more conservatively. We also can plan our income and expenses for the next few years and determine how we can meet our budget with severance, early retirement company pensions, Canada (or Qu?bec) Pension Plan and whether we can find part-time or contractual work.

If income is insufficient and expenses cannot be reduced further, we can look into updating our skills to areas that are more in demand. If this is not possible, then we may need to start drawing from invested assets. In years of low or no income, it may make sense to withdraw from an RRSP, as the tax on these withdrawals will be minimized.

The date choosing you

There are two other circumstances that can give rise to a forced retirement: health issues and disability. Declining health prevents us from working among other activities and is expensive with the cost of care and drugs. The cost side can be managed with personal health insurance, but the loss of income has to be compensated by a reduction of expenses and withdrawal from invested assets.

Disability is also a health issue, but it can be managed with disability insurance. Workplace benefits always include a long-term disability plan and you should purchase it. If not available, personal disability insurance may be an option, although premiums for individuals are higher.

Savings setback

Over the long-term, equity markets have historically delivered solid returns, and we can cautiously expect this to continue. In theory, we take more risk to achieve greater returns. Equity and bond markets are volatile, that is, returns are not stable. So we may ? and do ? experience regularly a few bad years in a row, followed by good or spectacular returns.

A few years of bad returns may occur at exactly the wrong time: just before retirement. For example, if your investments dip by 20%, then you probably should cut back withdrawals during retirement by 20%.

In the last few years, segregated funds with a guaranteed minimum withdrawal benefit (GMWB) sold by insurance companies have been quite popular. In exchange for higher fees, a guaranteed minimum income of 5% of assets is payable for life. This provides a safety net against devastating market losses. Two comments on GMWB: if you stay invested for the long-term and ride out negative years, the guarantees will not likely come in play. Also, several insurers have exited this market, because of lack of profitability and heavy capital requirements. Nevertheless, where available, they do provide protection and may have a role in your retirement product allocation.

How do we deal with this?

First, we have to gradually move to a more conservative portfolio. This concept is embraced by ?target date funds?, but beware of the wide range of equities at the retirement stage between funds. In any case, lowering equities will reduce volatility and expected returns. But we can achieve more stable returns and reduce or eliminate the possibility of a devastating loss.

The years just before and following your retirement date are no time to gamble.

Save more

If you do experience negative investment returns, you can tighten your belt and save more. This will be easier if you can control your expenses and eliminate unnecessary spending.

Stay invested in the markets

Throwing the towel and getting completely out the markets will prevent you from earning good returns when the bull market comes back.

Diversify

Diversifying investments among asset classes is a good idea, but is less effective in down markets because all equity markets tend to become highly correlated. But a well-diversified portfolio will reduce the overall volatility of your investments.?

Plan what you?ll need

Plan what you?ll need for retirement so you know what you need and what it takes to get to you goal. You can make a post-retirement budget and find the right balance between what you wish and what can be realistically achieved.

Work more

If you can, find other part-time contractual work to complement your income and send this money directly to savings.

Defer

If you are eligible to receive a pension from the Canada (or Qu?bec) Pension Plan or a employer-sponsored defined benefit pension plan, consider deferring commencement to the time you get an unreduced pension. Early retirement reductions can be significant working a couple more years lets you earn income and save for retirement and enjoy a full pension when you retire.

It make sense when children are gone to move to a smaller house or apartment and free up the leftover capital as a source of retirement income. Planning retirement involves both spouses of a couple, even if one retires before the other. If a change occurs in marital status, then the plan has to be redrawn based on each spouse going forward with its share of the family assets. Being single again means that a lot of expenses previously shared will have to be assumed by each, such as housing, car, vacations, etc.

Here?s my second sad topic: death of your spouse. Having the right amount of life insurance is essential to ensure that neither suffers a financial setback on top of a devastating loss.

If one or both is uninsurable, then having a will that minimizes income tax will maximize the assets available to the other spouse. At this point, a change in housing to a less expensive dwellings and investing the difference for future retirement income makes sense.??

Young retirees need more

One last thing, the younger you retire, the more money you?ll need. Retiring early needs careful planning: you have to know how long your money will go and how your sources of retirement income and assets will fit together to meet your retirement budget over the long term.

It is the nature of the beast in our business of commercial real estate, that adjusting and then meeting or exceeding expectations, is critical to not only consummation of any given deal, but also to long term success in the business.? In dealing with new tenant rep clients, there is an enormous amount of education necessary to make sure that the client understands the process and their chances of success with their given budget.? They should be well aware of how leases are quoted, what the rates mean, and what potential costs might arise above and beyond the quoted rate.? The broker that avoids this necessary step in client education does so at his own peril.

?

Many a deal has been lost and trust broken, because, for example, a broker negotiates a $20/sq ft full service lease on a space with the client, only to have the client see a deal that looks similar on LoopNet, priced at only $15/ sq foot. The client thinks the broker has negotiated a horrible deal and concludes that the broker was not concerned about their best interests.? Of course, the $15/sq price did not include the common area expenses, but the client does not understand this fact and the damage has been done. An even worse case would be, after having successfully negotiated a price through a Letter of Intent, the tenant finds out upon receiving the lease that they are responsible for a slew of additional charges and they have wasted an enormous amount of time on space that is outside of their budget.

The most common lease quotes are as follows:

1. Full Service (also referred to as Gross) ? Full service leases are typically reserved for buildings that have substantive common areas that need to be air conditioned and cleaned.? Typically, most all expenses are quoted in first year rent (base year), including electric, janitorial, maintenance, management, insurance and taxes.? Tenants might pay an extra charge at the end of the second year of the lease for any increase in common area charges over the base year. Multi-story office buildings are the asset class most commonly quoted Full Service.

2. Modified Gross (also referred to as Industrial Gross) ? Usually, under a Modified Gross (MG) lease, electric and janitorial are not included in the rate, but most other expenses are taken care of by the landlord (taxes, insurance and maintenance). Be careful making this assumption, however, as there might be other expenses that are the responsibility of the tenant.? It is most common to see this type of lease quoted in garden or suburban office spaces and those properties that do not have large common areas that need heating/cooling.

3. Triple Net ? ??In a Triple Net (NNN) lease, the tenant is responsible for all of the expenses to operate the building on top of the quoted rent.? As you can well imagine, there is a large spread between the price of a NNN lease and a full service lease.? Equivalent properties might have a difference of as much as $8/sq ft.? Retail and pure industrial tend to be quoted NNN.

For equivalent spaces in Tampa, here is an average of what you can expect to pay for Class B Office space:

Full Service ? $20/sq ft

Modified Gross ? $17.50/sq ft

Triple Net (NNN) ? $14.50/sq ft

While these are the three most common forms of leases quoted, Tenants should be aware that there are almost unlimited variations of leases, and landlords create their own hybrid definitions and quotes.? In order to create a true apple to apple comparison, brokers and clients have to conduct careful analysis and ask lots of questions.? Brokers should take the lead and properly instruct their clients prior to entering in to exhaustive searches.

Dollars and sense: Why are some people morally against tax?

As the U.S. presidential election campaigns heat up, the economic debate is dominated by bailouts, austerity and, inevitably, taxation. Now a new study published in Symbolic Interaction asks why tax is such an important issue to voters and explores the moral ideas which underpin their views.

Americans are famously hostile to taxes even though they are not heavily taxed in comparison to Canadians and the British. In their study Dr Jeff Kidder and Dr Isaac Martin, from Northern Illinois University and the University of California-San Diego, explore how middle class feelings of exploitation lie behind this hostility.

"Everyday tax talk among the middle class is not simply part of a wider ideological view about economics or free markets," said Kidder. "Tax talk is morally charged and resonates with how Americans see themselves and their place in society."

The researchers conducted 24 semi-structured, open-ended interviews with taxpayers in the Southern states who owned or managed small businesses to discover how they talk about taxes in everyday life. Entrepreneurs are a demographic group which is typically strongly anti-tax, while the Southern States provide many supporters for the radical Tea Party.

Respondents saw themselves as morally deserving and hard-working people, sandwiched between an economically more powerful group that manipulates the rules for its own benefit and a subordinate group that benefits from government spending but escapes taxation.

"We found that people associate income tax with a violation of the moral principle that hard work should be rewarded," said Kidder. "Our research shows that when Americans lash out at 'takeovers,' 'massive taxes' and 'bailouts,' they are looking at these issues from the perspective of a hard-working middle class besieged on all sides. Tax talk is about dollars, but it is also about a moral sense of what is right."

It is typically believed that those who are anti-tax will also be hostile to government aid for the poor and minorities. However, rich recipients of bailouts were also disparaged as people who did not deserve money because they did not work for it.

"A lot of the tax talk you will hear from politicians this election season makes no sense as arithmetic," Martin said. "But it makes sense as an appeal to the moral sensibilities of small business."

"Our research shows that tax talk is not actually about individual self-interest, but about our respondents' sense of the proper relations among groups," concluded Kidder. "It's a view summed up by one respondent: Don't take my paycheck."

Navigating through airport security is hardly the most fanciful way of kicking off a vacation, but this summer, a handful of frequent fliers in France will take part in a field trial that aims to streamline the process and make it a bit more enjoyable. Fifty lucky travelers armed with BlackBerry smartphones will take part in a pilot study that tests the authentication technology recently developed by Orange and SITA. Upon their arrival at the Toulouse-Blagnac airport, the handset's NFC-capable SIM card will serve as an access pass to the car park, the premium access zone for departures and even the private lounge area. Smartphone integration will provide travelers with real-time flight information, and it's said that the handset will even remember the location of one's vehicle in the car park. As the system is hardware-based, the identity verification technology will even work when the smartphone is turned off. The Toulouse-Blagnac airport aims to have a broader NFC implementation available by 2013-2014, which may allow users to board flights and pay for goods with their mobile device.
